Site Modification Plans for Septic Permits

Many counties in the Tri-County area issue septic permits through the local or regional health department. While many projects may be relatively simple to obtain a septic permit local health departments are frequently updating regulations for septic system installation. In these cases, the health department will require a Site Modification Plan to show how the proposed septic system will be installed with sites that have limiting factors such as

  • steep slopes (>35%)
  • soils that do not percolate well
  • spring/stream/well buffers
  • high groundwater table
  • or minimal depth to a restrictive layer

If your soil report shows any of these conditions give us a call and we can investigate your project further and prepare a Site Modification Plan to satisfy the health department so you can obtain your septic permit.

Additionally, most health departments have stricter lot sizing requirements than the county depending on site conditions. If you plan a cutout of your existing property, we recommend coming into our office so we can review your project and help ensure that your lot size will be compliant with all agencies issuing permits for your project.

State Waters' Site Plan (Residential Projects)

A 'State Waters' Permit is typically required from a county land development or building department when obtaining a Land Disturbance Permit for smaller projects such as single-family homes that are not required to submit a Tertiary ES&PC Plan but are within 200' of state waters.

A 'State Waters' Plan is similar to a Tertiary ES&PC plan in that it shows how the developer/builder will protect state waters from sedimentation and pollution during construction, but it does not need to be approved at the state level and only needs county approval.
